Patrizia’s Italy Trattoria in Village Landing is about to get a little breathing room. The Zoning Board of Appeals gave the go-ahead, last week, for the restaurant to expand by 400 square feet. Plans include a new vestibule and entrance to the left of the outdoor patio, so patrons can wait more comfortably. The expansion will also bump out the opposite wall to create a larger kitchen and allow room to construct a handicapped bathroom. No expansion is planned for the dining room, which seats 26.
“The current bathroom for handicapped people is really tough, and we, as a family, are sensitive about it,” Chambers told the board. “The restaurant needs to become a better working environment for my employees. We hire and train young people from the high school in the culinary program. There are many good things attached to this project.”
Zoning Board of Appeals Chairman Peter Conner asked for assurance that the new door will be for emergency use only. “It’s an emergency-only exit with an alarm and buzzer on it,” Village Landing owner Rich Stefani said. “Nobody goes out unless there’s a fire.”
Conner also worried the addition might be too close to the entrance road to the market and bank. Stefani said the building would be at least 4-feet from this entrance.
“I don’t have a problem with the location,” Building Commissioner Paul McAuliffe said. “You can stipulate it be 5 feet from the face of the paving and put bollards on either corner, or stipulate that it be no closer than 4 feet from the paving, then I think we wouldn’t have a problem with it.” (Bollards are safety poles/guards that prevent cars from crashing into buildings.)
ZBA alternate James Simpson referenced two incidents in which drivers accidentally drove into a building, in one case killing a woman inside.
ZBA member Michael (Buster) Main said he’d approve the plan if Stefani clarified the road easement and submitted full-sized plans showing building treatments and landscaping. The ZBA eventually approved the project unanimously, with conditions – that the plans show the additional door is for emergency egress only and that the project is 4 feet from the pavement. The plans will also need to show landscaping and bollards at each corner and one in the center.
